As the real estate industry evolves, so do the needs of modern agents. At Water Willow Realty, we’re not just keeping up with those changes—we’re helping lead them.
This fall, we’re rolling out a flexible non-association model for Florida real estate agents. Unlike traditional structures that require membership in a local, state, and national Realtor® association, this new model offers something refreshingly different: freedom, simplicity, and autonomy.
So why are more agents considering the switch?
Here are five reasons this model is gaining momentum across Florida:
1. No Realtor® Association Membership Required
Say goodbye to mandatory dues and board fees. With this model, agents are no longer required to join a Realtor® association. That means no NAR, no FAR, and no local board membership—just a clean, streamlined way to practice real estate in Florida with fewer expenses and fewer obligations. This freedom lets you focus on what matters most: growing your business on your own terms, without extra layers of cost or commitment
2. Non-Association Model Without The Layers
Many agents worry that choosing the non-association model means giving up Realtor® association benefits forever. That’s not the case.
This option is designed for active, producing agents who want freedom from mandatory association dues but if your business needs change, you can always decide to rejoin your local Realtor® association later.
Whether you want access to association events, classes, or the Realtor® designation again, the choice to switch back remains yours.
This model empowers you to run your business on your terms — without permanent commitments.
3. What to Know Before Joining Water Willow Realty
Our non-association model is built for agents who are independent, confident in their skills, and ready to simplify how they work. Like any model, it comes with both advantages and limitations—what you gain and what you’ll no longer have.
What you’ll have access to:
Stellar MLS tools: Matrix, TransactionDesk, iMAPP, ShowingTime, and more
Real closings—without association membership
A cloud-based brokerage that supports freedom and flexibility
Lower annual costs (no NAR, FAR, or board dues)
Room to grow on your terms, whether you’re part-time, full-time, or in transition
What won’t be included:
You won’t be able to use the Realtor® “R” or refer to yourself as a Realtor®
Supra eKey access typically requires association membership (not included)
No free CE classes or local events through your board—but many courses are still available to the public for a fee
No built-in networking through a local board (if that’s something you rely on)
Certain tools tied to association or NAR membership won’t be available
This setup isn’t for everyone—and that’s okay. It’s meant for agents who prefer a leaner structure, don’t need hand-holding, and are ready to work with clarity and intention.
4. Ideal for Independent and Experienced Agents
This model works best for self-motivated agents who don’t need hand-holding. If you already know how to generate leads, write contracts, and manage your business, you’ll appreciate a brokerage that gives you the tools—but stays out of your way. We’re here when you need support—but we trust you to work like the pro you are.
5. A Brokerage That Feels Like You
Water Willow Realty was built on the belief that you should be able to thrive in real estate without sacrificing who you are. We’re cloud-based, eco-minded, and deeply intentional about our culture. We’re not chasing trends—we’re building a community of agents who want harmony, transparency, and real independence in how they work.
A Final Note
I created Water Willow Realty to be different for a reason—and this flexible model is a natural next step. I know what it feels like to want more control over your business without jumping through hoops or losing access to essential tools.
If you’ve ever wished there was a simpler way to stay active, earn a great living, and work on your own terms—you’re not alone. This blog was published ahead of our official rollout to offer early insight into the model. If you received an email invitation, you’re welcome to explore further using the link provided.
Didn’t receive a personal invitation but curious about the opportunity?
We’re currently prioritizing select counties, but we’re happy to hear from agents who align with our vision. Feel free to reach out through our contact page to introduce yourself. We’re always open to the right conversations.
